In just Q2 2026, there were almost 6,143 new residential homes launched which is around 19% higher than last year’s numbers for the same period. The overall supply in H1 2026 is estimated to be 25% above the three year average which means the future of Ahmedabad real estate sector is not just a coincidence.

None of this occurred immediately. Prices have increased at a rate of between 5% and 7% over the last few years, reaching a peak of 10% to 12% from 2024 to 2025. In addition, RERA deserves credit for taking care of the problem of local permissions and ownership documents verification. Rental yields have increased from 2.3% in 2020 to a range of 3% to 3.5%.
What stands out more than the numbers is that Ahmedabad's residential sales held steady through 2025 while Mumbai, Bengaluru, and Pune all dipped. The emerging real estate areas in Ahmedabad aren't scattered evenly, and picking the right corridor matters more than chasing the lowest entry price. The West and West Peripheral belt still leads on volume, 40% of Q2 2026 launches, and SG Highway has climbed 33% since 2020 to around Rs. 6,000 per sq ft. But the momentum is shifting north.
The Northern belt, GIFT City, Peripheral North, and North Ahmedabad together, accounted for close to half of Q2 2026 launches. Bopal's outer edges, the Gota extension, and Nikol's peripherals are drawing steady investor interest, and land along the Ahmedabad-Dholera Expressway is appreciating in double digits every year. The SP Ring Road's widening from four lanes to six, begun in December 2025 with a roughly Rs. 2,000 crore allocation is redesigning Vaishnodevi Circle, Chandkheda, Shela-South Bopal, Sanand-Sanathal, and surrounding areas.
First-time buyers can avail themselves of choices below price per square feet mountains to Rs. 4,000. The price is comparatively lower in some older areas like Navrangpura, Paldi, and Naranpura which recorded over fifty deals in the first eight months till April 2024.
How Metro, GIFT City and New Infrastructure Could Influence Property Demand

Verified commercial real estate in busier corridors, particularly where financial or tech firms have already signed on as anchor tenants, tends to outyield comparable residential holdings. And getting into pre-commercial property investment in Ahmedabad, before a project fills up and occupancy peaks, has historically paid off better than waiting until everything's leased. Early, verified entries here are consistently among the most profitable commercial properties going right now.
What Mistakes Should Buyers and Investors Avoid in a Changing Market
The biggest mistake people make is buying on price alone, without checking infrastructure timelines, RERA status, or whether the title is actually clean. A dirt-cheap rate in a poorly connected or unapproved zone almost never holds value, and you pay for it later through resale headaches or financing trouble. Not checking a builder's delivery history is another one, especially with newer developers moving fast into hot corridors where they haven't built anything yet.
A few other things to watch for: putting too much into one corridor or property type, assuming a nearby infrastructure project will lift prices automatically without confirming it's on schedule, treating pre-launch pricing as a promise rather than a marketing number, and skipping the paperwork, encumbrance certificates, commencement certificates, occupancy status, before signing anything.
